Redeveloping an office park into a much-needed neighborhood center
Skytown is a 34-acre former office park in St. Petersburg, FL, that Altis Cardinal is redeveloping into a mixed-use center with 2,084 apartments, 69,000 SF of retail, including the city’s first Sprouts Farmers Market, and 120,000 SF of self-storage.
Red Propeller initially conducted extensive research into the project area and multifamily competition and pipeline, then provided strategic recommendations, including a residential target audience; an umbrella strategy for positioning the master development as a micro district that authentically reflects the diverse, relaxed, individualistic, and fun St. Petersburg lifestyle; sub-positionings for each of the six main development sites, reflecting different aspects of the St. Petersburg lifestyle; and recommendations for reorganizing the overall site, bringing the positioning to life in each site, and optimizing the unit mix. We continued to consult through the development process.
Next, we provided naming and brand development and integration for Skytown overall and individual buildings and developed marketing tools for Skytown.
The result is an emerging neighborhood center that will reflect and contribute to the rich character of St. Petersburg.
